The property tax rate is approximately 0.95% and it is based on the assessed value of the property. For an exact amount, it is based on the address and purchase price. For accuracy, the county assessor's office is the best resource.
Consider Highway 97 the dividing line for the City of Bend. East side is more high desert with Juniper trees, big skies and flat lots.
The Westside of Bend has more Ponderosa pines, and being closer to the mountains can get more snow in winter months.
Winter snow averages 27 inches per year. Temps in Bend can be in the 20°-40° F during the day, and can drop to -5° to -10° F during the night.
Depending on where you live (and which direction your driveway faces) snow can melt during the sunny days. Be prepared!
